Foster City Saw an Increase in Value in 2012

Almost 300 homes sold here in Foster City in 2012. From Condos and Town homes to Single Family Homes, Foster City saw an increase in values in 2012, and fewer days on the market for sales.

My first introduction to Foster City was in the late 80's when I learned to windsurf. Foster City had the BEST beginning to advanced sailing conditions than any other community on the Peninsula. I had no perception of the other amenities of this small city except for the steady spring/summer winds.

This community boasts highly rated schools, and a healthy city government. With more parks per capita than any other bay area town, we have a win-win situation.2012 witnessed many multiple offer situations for homes for sale here, in part because of the practice of under pricing a home for sale. That is always a heart breaker for first time home buyers who have a definite limit to the price they can move forward with. Some buyers didn't know that homes were listed lower than thier value to create multiple offers.

Other factors for this past year's successful Real Estate sales is low interest rates, and the high cost of renting a home.

It's very shocking that currently there are only 2 single family homes on the market right now in Foster City, and only 4 Condo/town homes for sale.

If you are planning to sell your home in 2013 here are a few tips to make sure you get the best first impression (curb appeal) from a prospective home buyer:

  • Whether selling a condo, townhome or a single family home, the first impressions really do make an important difference
  • If you are selling a condo, be sure that the entry is impeccable and consult with your Board of Directors if you would like to add art or planters
  • If you are selling  a single family home, or a townhome with a lovely greenbelt, be sure to have a splash of colorful plants in front.
  • Paint your front door and change the door knob if it's rusty, worn and looking tired

  • If you have an exterior mailbox that looks worn and dented, purchase and install a new one Install a new exterior light fixture, they are very inexpensive and can make a huge difference too

  • All of these suggestions are relatively inexpensive and can make a huge difference in a buyers' propective of your home
